Pingree Park's Coffee-and-Laundry Corner, and the West Village Tables Changing Hands This Fall

"I'm looking forward to having a family-friendly option in the neighborhood," Grandma Bob's co-owner David Kwiatkowski said in a release this month. He described "a place where people can come in with their kids, sit outside on the patio, have a great pizza and a cocktail, and still be within walking distance of home." He was talking about a restaurant that hasn't opened yet. West Village has two of those right now.

For Pingree Park, that leaves a small and fairly steady routine this fall. The room with the longest hours and the busiest community calendar nearby is a café and laundromat on Mack Avenue. The bigger dining news is happening south of Mack, at two addresses that are both waiting on new tenants.

The room on Mack that runs on errands

The Commons at 7900 Mack Ave. calls itself "a cafe, laundromat & community space serving Detroit's 48214 community." It belongs to MACC Development, which describes the building as a multipurpose space with a coffee bar and a coin laundry. MACC was founded in 2010 by Mack Avenue Community Church, and its work is focused on the 48214 ZIP code.

The menu is short and practical. It has brewed coffee and espresso drinks, tea and cold drinks, smoothies, and breakfast sandwiches. A drip coffee is listed at $2.36 on the online store. Posted hours are Tuesday through Saturday from 7 a.m. to 7 p.m. and Sunday from 1 to 6 p.m. No Monday hours are listed. So the café is open later on weekdays than most of the coffee counters south of Mack. More on those below.

When Model D profiled the building in 2023, the laundry offered full-service and drop-off options as well as self-serve machines, and the community room could be rented for meetings and events. MACC's rental page still carries pandemic-era rules. Call (313) 447-5060 before you plan anything around the room.

Why the neighborhood association meets next to the dryers

The Pingree Park Association covers the blocks from Gratiot to Mack and from Van Dyke to Crane, according to the city's block club directory, updated December 1, 2025. The group held an in-person meeting at The Commons on Wednesday, September 16, from 6 to 7:30 p.m. and invited neighbors to connect and share updates.

It wasn't the only civic event at The Commons this year. On February 21, 2026, MACC held a Community Resource Day there to help homeowners apply for 2025 and 2026 property tax exemptions, as Outlier Media reported. In March, State Sen. Stephanie Chang's newsletter announced a Community Conversation at The Commons for Friday, April 10.

The park itself has had a quieter year. The city lists Pingree Park at 8401 E. Forest Ave. On July 22, Detroit announced 11 parks that will get major upgrades in the second half of 2026, and Pingree Park isn't on that list. Its last big documented makeover was a 2018 volunteer renovation with Project EverGreen. With no city project on the books, the neighborhood's organizing this fall happens indoors, on Mack, at a room that's open six days a week.

South of Mack, two big addresses are waiting on new tenants

Past Mack, around Kercheval and Agnes, the West Village strip had two closings in a short stretch. Two well-known restaurant groups have since signed on to fill those spaces.

Address Previous tenant What's coming Latest reported timing
8044 Kercheval Marrow restaurant and butcher shop, closed early June 2026 Grandma Bob's, second location "Fall opening," per the Free Press on Oct. 6, 2026
8047 Agnes Metropolitan Bar & Kitchen, closed September 2025 Agnes, from the Selden Standard team "Opening later in 2026," per The Detroit News on Sept. 9, 2026

Marrow isn't gone. In May 2026, owner Ping Ho announced that the West Village spot and the Birmingham to-go café would merge into Marrow's Eastern Market operation. That location runs a restaurant, a retail butcher counter, and a processing facility.

According to the Free Press, Grandma Bob's will have a bigger dining room than its Corktown original at 2135 Michigan Ave., plus a patio and a private dining room, which Corktown doesn't have. It's also bringing Spread Dough. That's the monthly series where a guest chef creates a specialty pizza and every dollar from that pizza goes to a nonprofit the chef picks. Agnes comes from the owners of Selden Standard, according to Crain's Detroit Business.

As of October 10, neither restaurant has a confirmed opening date in the reporting. Both timelines are targets. The big dinner rooms on this strip are coming, but none are open yet.

What's pouring on the strip right now

Until those rooms open, West Village runs on small morning counters.

Washed Up Coffee, 8016 Kercheval. Its own site lists hours of 8 a.m. to 4 p.m. every day. Eater Detroit added it to its coffee guide as a new entry in February 2026, and Sister Pie stocks its pastry case Wednesday through Friday.

The Red Hook, 8025 Agnes. Eater's guide lists coffee, baked goods, and breakfast sandwiches at the West Village location.

Norm's Diner, 8029 Agnes. Hour Detroit reviewed it in September 2025 and listed it as open Thursday through Monday. It took over the Agnes Street space where Detroit Vegan Soul's original location closed on December 31, 2021.

As for Sister Pie, its Kercheval storefront closed "for the time being" on June 8, 2025, for what the owner called "reconfiguration and rest," with pop-ups and classes continuing, as WhatNow reported. We couldn't find a confirmed reopening date. For now, you can find the pastries at Washed Up, Wednesday through Friday.

The Norm's details date to fall 2025, and the coffee shop listings date to February 2026. Check current hours before you head down. Washed Up closes at 4. The Commons stays open until 7 Tuesday through Saturday, so it's the later option on weekdays.

The Mack Avenue stretch is filling in around The Commons

The Commons used to sit on a quieter part of Mack. In July 2025, the city celebrated the groundbreaking of Preston Townhomes on the former Eastern High School site. GenesisHOPE and Cinnaire are co-developing the project, with a community garden and a playground planned and completion expected in 2026. Outlier Media's development tracker puts that site at 7250 Mack Ave., a few blocks west of The Commons on the same corridor. The reporting we found doesn't say whether the garden and playground are finished.

MACC has plans of its own on the block. In 2023, Model D reported that the group was working on the Mack Lot, an outdoor community space, and Create-A-Lot, a pop-up retail project. MACC's own page still describes the Mack Lot parcel as vacant and calls it a proposed community space. For now, the outdoor space is still a plan. The café and laundromat are open.

ECN's campus is farther east, so plan on a short drive. ECN has asked visitors to use changed parking areas near the Conner entrance while construction continues on the Angela Brown Wilson Gardens. To hear about the next Pingree Park Association meeting, watch the group's event listings. The last one was held at The Commons.

I've lived and worked on Detroit's east side for a long time, and I keep track of which storefronts are open, which are about to open, and which are waiting on new tenants. If you're thinking about what new restaurants south of Mack and the work on Mack might mean for a home in Pingree Park, Elizabeth Tintinalli can walk you through it over a coffee at The Commons. Let's connect.
